Questions we hear often

About auctions, the entry amount, refunds and fees.

For bidders

How do I register for an auction?

Sign in with Nafath, register your IBAN with its bank certificate, then pay the published entry amount for the asset by SADAD bill or by bank transfer with a reference number. The document room and bidding then open for you.

Where is the entry amount kept?

In the bidders' funds account, kept apart from the company's operating account. Each auction page shows the kind of amount (refundable guarantee, earnest money or advance on the price), its percentage and how it is kept, as the real estate auction regulation requires.

What do I pay on top of the bid?

Brokerage of 2.5% with 15% VAT on it, and the 5% real estate transaction tax. Every asset page shows the breakdown in riyals before you bid.

When is the entry amount refunded?

For bidders who do not win, within 3 business days of the auction ending (article 10 of the real estate auction regulation), by transfer to the IBAN registered in their name. Business days run Sunday to Thursday, excluding public holidays.

Why did the auction time extend?

A bid in the last seconds moves the close to the same span from that bid, so nobody wins with a last-second bid that others had no time to answer. The extension span and its overall limit are written under the countdown on each auction page, and an "Extended until" banner shows the new time.

What is the difference between winning and the award?

Ending as the highest bidder is not the award yet. If your price reaches the owner's reserve, the auction is awarded to you. If not, the award period is extended once (article 9) for the owner to accept in writing, or the auction is cancelled and your amount refunded. "My auctions" shows the state.

I was outbid. What now?

"You were outbid" shows in "My auctions", and the current highest price on the asset page. Bid again at the next minimum from the quick buttons, or set a maximum and the platform bids for you step by step, if the company allowed automatic bidding in that auction.

What if my bank account closes before the refund?

If the bank refuses the transfer, the money stays in the bidders' funds account, we message you, and the wallet shows it. Register another IBAN in your name with its certificate and we send it again.

I bid for a company or under a power of attorney. How do I register?

When registering, choose "For a company" and enter the company's unified number with its authorisation, or "As an agent" with the power of attorney number and document. We check the document within a business day; once accepted, the entry amount is held and your paddle number arrives by message. You still sign in with your own Nafath.

What is a hybrid auction?

A hall with an auctioneer and bidders in the room, plus bidders on their phones, in one auction and one sequence. The hall clerk enters room bids, and every bid appears to everyone instantly.

What if my connection drops?

A "disconnected" indicator appears and the bid button pauses until you reconnect, then the state is restored from the server. If the server or stream fails, the auction pauses and resumes with the time that was left.

Will other bidders see my name?

No. Each bidder appears under a fixed alias for that auction, such as "Bidder 42".
